What do the new regulations mean for landlords?

The mandatory electrical inspection regulations set out some duties for landlords. All private landlords in England are required to:

• Ensure that the electrical safety standards are met during a period when the residential premises are occupied under a tenancy.
• Ensure every electrical installation in the residential premises in inspected and tested at regular intervals by a qualified person. (regular intervals is every 5 years, unless an inspection and test report specifies sooner).

What is an EICR?

An EICR is a formal document produced after a qualified electrician has evaluated the electrical installations within a property.

Only JIB or NICEIC registered electricians who have taken a course covering inspection and testing are authorised to carry out Electrical Installation Condition Reports. A good working knowledge of electric installations is essential and Emergency Electrician has vast experience in this area.
